Chisholm Creek in north Oklahoma City is adding new tenants to its Tract 30 retail and office building while construction continues on its Westgate at Chisholm Creek entrance.
The Medallion Group, Chisholm Creek's developer, also has announced it is about to begin building two more segments of its 190-acre project, which is bordered by Western and Pennsylvania avenues and Memorial Road.
The Apex, a building including offices and a hotel, will be built on a plot that wraps around the Top Golf entertainment venue, while The Pointe, a collection of buildings featuring more retail and offices, will be built in a V shape around a centerpiece lake on the development's north side, west of Cabela's.
While preparing to start those, the Medallion Group continues to work on refining its plans for the development's remaining projects.
A master plan it created about four years ago with the Design Work Shop in Denver continues to evolve, said Whitney Rainbolt, the Medallion Group's chief marketing officer.
“We have made little tweaks here and there,” Rainbolt said.
What the Medallion Group and owners ended up with, she explained, were plans to create a community within a community. That's a worthy template to follow, she said.
“One of the things we considered, especially when selecting those early destination establishments, is that they aren't your typical places to shop or have fun in this region,” Rainbolt said.
“People travel about 120 to 150 miles to come here; the average customer stays about four hours, so it is more of an experience,” she said.
“We created a lot of patios at Tract 30 because we are focusing on experience.”
Rainbolt said Chisholm Creek's ownership group began assembling land for its project about 20 years ago. Though it took a while to get rolling, the momentum it's built is undeniable.
Initial projects built several years ago include the St. Anthony Healthplex at the corner of Western and Memorial, the Top Golf entertainment venue at Western and Pawnee Drive, the Cabela's at Highland Park Boulevard and Memorial and iFLY, on Memorial.
The Tract 30 Building, a three-story structure on Pawnee Drive across from Top Golf that includes a multilevel parking garage, was built next.
It opened about a year ago with a mix of tenants, including Sidecar barley & wine bar, Yokozuna restaurant, Republic Gastropub, Fuzzy's Taco Shop, Polished Nail Salon, Longevity Aesthetics & Laser Spa, Jerky.com and more.
Businesses coming soon to Tract 30 include Scissors & Scotch, Burn by Rocky Patel cigar lounge, and Haus De Lux, which sells home furnishings, accessories and decor.
Tenants set for Westgate at Chisholm Creek include Torchy's Tacos, Potbelly Sandwich Works, and Starbucks, plus two others businesses (announcements are forthcoming).
Apartments being built adjacent to the project also are nearing completion, and Rainbolt said she anticipates its owners will begin preleasing next month.
Other development plans for Chisholm Creek include a hotel and entertainment center with an outdoor amphitheater on its west side, bordered by Indiana Avenue, and a downtown district between the entertainment center and the development's Tract 30 Building, bordered by Highland Park Boulevard on the south and The Pointe on the north.
Rainbolt said design plans for the buildings in the downtown district are still evolving, but that the structures likely will be multilevel and include garage parking.
Plans also call for building a high-end living center for older adults as part of the overall project.
At the same time, Oklahoma City is working on developing a new regional park on Chisholm Creek's south side, and the Medallion Group also plans to build a series of concrete, asphalt, gravel and decomposed granite walkways to make the development pedestrian friendly.
Rainbolt estimates more than $1 billion will have been spent to build and open all those projects by the time the development is complete.
She said Chisholm Creek will continue to be a regional draw where people can come to be entertained in various ways for decades to come.
“We know the whole world around us is changing, so we are focusing on bringing in new-to-market tenants or tenants that are really special,” she said. “That's our goal.”
